Buying a property

Typically 45–90 days from offer acceptance to registration. This includes due diligence (7–14 days), home loan processing (21–30 days), sale agreement drafting (5–7 days), and final registration at the sub-registrar’s office (1–2 days). We guide you through every step.
You’ll need: Aadhaar card, PAN card, passport-size photos, income proof (3 months’ salary slips or ITRs), bank statements (6 months). For the property itself, we verify the title deed, encumbrance certificate, RERA registration, occupancy certificate, and khata.
Our buyer representation is free to buyers. We are compensated through the seller-side commission, so there’s no additional cost to you. Having a buyer’s agent means you have someone exclusively working in your interest.

Finance & loans

As of 2026, leading banks offer home loan rates between 8.5%–10.5% per annum, depending on your credit score, loan amount, and tenure. We partner with 12+ lenders and can help you compare offers and secure pre-approval.
Yes, and we strongly recommend it. Pre-approval gives you a clear budget, makes your offer more credible to sellers, and speeds up the closing process. Our lending partners typically provide pre-approval decisions within 72 hours.

Legal & documentation

RERA (Real Estate Regulatory Authority) protects buyers against delays, misleading advertising, and quality issues. All projects launched after May 2017 must be RERA-registered. We only list RERA-compliant properties.
In Karnataka: stamp duty is 5% of property value (plus 1% cess = 5.6% effectively), registration charge is 1%, and there’s a 0.5% scan fee. Total effective cost is approximately 6.6%–7% of the property value.

NRI services

Yes. NRIs can purchase residential and commercial properties without RBI approval. They cannot purchase agricultural land, plantation property, or farmhouses. All transactions must be conducted in Indian Rupees through NRE/NRO/FCNR accounts.
Our NRI Property Management service includes: tenant sourcing and background checks, rent collection and remittance to your NRE account, maintenance coordination, annual inspections, and legal compliance. We provide monthly digital reports.
